This piece and parcel of land is best suited for establishing a World-class Jungle Resort. One should consider buying it but only for this purpose.
Why I was never interested in establishing a Jungle Resort in the vicinity of JimCorbettNational Park
With a view of establishing a truly world-class jungle resort, I scouted for a location in a radius of approximately 45 kilometers around Jim Corbett National Park. The primary reason for eliminating the option of buying land in the vicinity of the Park were –
(a) Absence of the element of seclusion, which is the basic requirement for a jungle resort.
(b) Non-availability of a single large chunk of land in the vicinity of the Park,
(c) Very high cost of land,
(d) Government restrictions in matters regarding construction etc. in this area.
(e) Non-availability of any promotional scheme by the Government.
(f) Interrupted supply of water.
The place I found Appropriate
My trail lasted for 2 months and ended up at MahatGaon. This location suits to my imagination absolutely, due to the following reasons –
* Type of Land
The land at MahatGaon falls under Class 1(k) category, i.e., the land is free from all encumbrances, whatsoever. Thus, whoever holds the title of the land can enjoy full benefits. There is no government restriction, howsoever, regarding any developmental activity in this land.
Physically, the land is located in the foothills and has been landscaped naturally. The weather remains pleasant throughout the year due to the dense forest cover, with good rainfall in winters. The soil is extremely rich and organic farming is being practiced till date.
* Situation of the land & village
The land is covered by dense reserved forest from 3 directions (East, South and West), which means that the three sides shall remain as they are, i.e., the prestineness of the place shall be preserved forever. In the North, the land is covered with forest panchayat land of class 4 category. This class 4 category land, which can be used by any person of the village with the consent of the village panchayat, measures a substantial area and can be used for road link and other developmental activities.
* Connectivity
The road, rail and air connectivity of the land can be morefully examined by a map attached to with this report.
Presently, from the road-head the land can be accessed from the North as well as from the South.
1) The access that leads to the Southern part of the land is quite amazing and adventurous. I must say that the Unique-Selling-Point of the land is this access. It comprises of a jungle trail measuring approximately 9 kms. through the famous and dense Sitabani Forest, which has an abundance of wildlife, which forms the buffer zone of Jim Corbett National Park, following a trek of approximately 800 meters which is not at all tiresome. Presently, due to inactivity, the trek measures approximately 1.8 kms. This access can be availed for 9 months, i.e., November-July.
2) From the North, the land is approximately 1,250 meters away from the motorable road which links Ramnagar and Nainital. The future prospects of this motorable road is that this road shall connect Nainital with Ramnagar in the next 1 year.
* Infrastructure
The abundance of water is evident from the fact that there is enough water to maintain a swimming pool round the year. Any thought regarding paucity of water deserves no consideration. Moreover, the water is pure natural water.
As regarding electricity, there is single-phase electricity connection. However, what is exciting is the fact that the policies of the State Government are very friendly when it comes to upgrading a single-phase connection to a three-phased one.
Primary Health Centre, Community Health Centre and Base Hospital are situated at distances of 5, 10 and 30 kms. respectively.
* Incentives by the Government of Uttarakhand
On 29-02-2008, the Government of Uttarkhand issued a Government Order whereby numerous incentives including tax concessions, monetary assistance in infrastructure development, interest subsidy, transport subsidy etc. are available. A copy of this Government Order is attached with this report. Establishment of a resort in this land attracts these incentives, but these incentives are not for resorts established in Ramnagar.
* Free from public encroachment
The location of the village is quite off-beat. Moreover, only two families live in the village. Thus, the village is free from public enchroachment and similar status can be strongly expected in the future.
* Construction material in proximity
Construction material like sand and stone, is available in proximity of the land, approximately 850 meters.
* Marketing and Promotion
Jim Corbett Park holds a prominent place amongst world-famous tourist destinations. It is regarded as a prestigious experience for wildlife and adventure seekers. So, once a world-class resort is established, promotion and marketing is the simplest function of all.
LAST BUT NOT THE LEAST, If you think that my comments about this land are exaggerating to any extent, you are hereby invited to pay a personal visit and I assure you that you won’t find anything fruitless.
